Pensacola is an historic Florida town, with a thriving arts scene and some great entertainment. There is a great aviation museum, pre-civil war fortresses, history museums, water parks, the National Naval Museum, and a delightful historic downtown with views of Pensacola Bay, where you can dine at one of the town’s many and varied restaurants.
Pensacola has a variety of arts and cultural festivals throughout the year including a well-known Mardi Gras celebration. Add to that 52 miles of coastline, rivers and the Gulf of Mexico— where you can spot dolphins, go deep sea fishing, or join the kayakers in the canoe capital of Florida—and it’s clear Pensacola has something for everyone.

The Pensacola real estate market has been on the up in recent times along with most of the rest of Florida. Incredibly, we found waterfront single family homes there for around the $265,000 mark, and waterfront condos at $150,000. Condos in pool complexes were available for around $62,000, all of which make this an affordable entry point market, and one in which you certainly get bang for your buck.
At the top end of the market, there are a handful of homes over the $2 million mark, and some really great waterfront homes in the $450,000 to $1.7 million band. There is a good amount of inventory, but it is moving, and sales are up 17 percent on the same period last year. Median sale price has crept above the $160,000 mark, but there are still some great deals to be had.
